*Bedding and bed linen is provided in Tinywood 1, 2, 3 and 4 for the main beds only. Guests will need to bring bedding for the sofa beds.
* Bedding is not supplied for Family Teeny and Teeny Weeny pods. Guests will need to bring their own bedding and bed linen.

**Family Teeny and Teeny weeny Warwickshire have outside private flushing toilets and communal shower.

STRICTLY NO NOISE AFTER 11PM. ALL GUESTS ARE REQUESTED TO RESPECT THIS NOISE RULE AS WE ARE A FAMILY SITE. GUESTS IGNORING THIS RULE WILL BE ASKED TO LEAVE SITE WITHOUT REFUND. DO NOT BOOK OUR HOUSES OR PODS IF YOU DON'T THINK YOU CAN COMPLY WITH THIS RULE.

Booking arrangements

20% non refundable deposit to secure booking is required at time of booking through our booking system

The balance is payable 4 weeks before arrival.

If arrival date is less than 4 weeks away at time of booking then full cost will be required as deposit (non refundable)
-
Bookings cannot be altered or cancelled without the agreement of TinyWoodhomes Management. Changes will normally be ok if a sensible amount of notice is given.

An Admin fee of £20 will be added for booking changes.
-
All bookings are non refundable, but should a refund be agreed then it will be subject to £20 admin charge and less the payment gateway fee for card transaction of approx 2%.

The management reserves the right to refuse bookings and return the deposit up to 36 hours after confirmation.

Please note the following: It is the responsibility of the guests to ensure that the tiny house is left as clean and tidy as when you arrived. Prices do not include a cleaning charge. Failure to leave the propertyin a clean and tidy condition will incur a £30 cleaning surcharge.
